MY SERVICES TO SELLERS

 

The goal of all Realtors is to sell your home for the most money possible.  To accomplish this takes more than simply listing your home, putting it on MLS, hanging up a FOR SALE sign and waiting. To get your home SOLD you need to engage the services of a proactive Realtor, one who uses a comprehensive marketing plan to make your home stand out from all the others.  Listed below are the steps I take to sell your home fast and profitably.

 

STEP ONE: I complete a thorough analysis of your property to include your location, any special features or characteristics, the competition, and current market conditions.

 

STEP TWO: I take a complete history of your home (inside and out) with digital photographs. These photographs are used in print advertising, internet advertising, feature home brochures and information data sheets that are sent to all local real estate companies and intensive email marketing.

 

STEP THREE:  I work with you to ensure that your home is staged to appeal to prospective buyers.  This might mean eliminating furniture, adding or subtracting color and reducing clutter.  Your want to take your personality out of the house and make sure that the prospective buyer can “see” themselves living in the property.

 

STEP FOUR:  I will submit the full details of your property to the Multiple Listing Service (MLS) where it can be accessed by more than 160 real estate agents in the Lake Chapala area as well as being accessed by the prospective buyers.

 

STEP FIVE: With your permission, I will host an OPEN HOUSE for local real estate agents.  This will give us the opportunity to showcase your home and all of its features to all the agents and to great a sense of excitement for them to show your home.  There are many pros and cons to holding open houses to the general public.  Each home is unique and a discussion to whether an Public Open House would be beneficial to you is something that we would discuss and decide together.  Remember, my goal is to sell your home FAST, not to have tire-kickers walk through your home just to see what is behind the door.

 

STEP SIX:  COMMUNICATION is key to any successful venture.  I will provide you with regular updates on what is happening regarding your home sale, changing market conditions and comments from prospective buyers and other agents.  By having this open communication we can work together to constantly fine tune the marketing of your home.

 

STEP SEVEN:  The marketing of your home is only a portion of the service that I will provide to you.  I will present to you all contracts, discuss the pros and cons of each, help you with all contract negotiations, oversee the settlement/closing process and provide support that you might need throughout the entire process.
